Kevin Clancy has been providing real estate brokerage and appraisal services to the Capital District for over 19 years. He is a New York State licensed real estate broker, Insurance broker, and general certified appraiser. Kevin is a HUD approved broker and started his career specializing in the sale of HUD homes. Kevin's appraisal experience ranges from vacant land and single family homes to multi-tenant office buildings and retail centers. A graduate of Siena College with a degree in marketing, Kevin obtained an MBA from the University at Albany in the Spring of 2005. A portion of this degree requirement included an in-depth research paper on residential real estate in the Capital Region. During his career Kevin spent several years evaluating residential and commercial real estate throughout the northeast. This includes more then an estimated 10,000 residential homes in the Capital District. This is more homes than a typical Realtor will evaluate in an entire career! For a thorough evaluation of your home prior to listing, Kevin's experience speaks for itself. Kevin's past experience makes him the perfect choice to meet any of your Capital Region or Albany Area real estate sales or appraisal needs. Services include full service and discount brokerage, appraisals, property management, and general consultation services.

A note from Kevin

Real estate seems to have become the catch all career for people that wash out or burnout from other industries. This may be one reason why Realtors rank as one of the least admired groups of "professionals". Ask a high school or college kid what they want to do when they graduate. I have never heard someone say “ I want to be a Realtor”. Most end up in real estate thinking it is a quick way to make a buck after trying other careers. According to a 2007 National association of Realtors report the facts are ugly.  Only 4% of Realtors chose real estate as their first career. Of all Realtors only 38% hold a broker or broker associate license, and just 3% are certified appraisers.  A typical agent will sell just 6 homes a year for a total volume under $2,000,000.  This is a profession were mediocre performance is the norm and the barriers to entry are minimal! Do you really want to take advice from someone that only sells a home every 2 months? My  performance dwarfs that of a typical agent both in terms of dollar volume and number of homes sold. I sell or list roughly one home every week! My 2009 volume of units sold puts me in the top 2% of agents in the Capital Region.  But it's not about me. It's about what I can do for you!

My goal is to be the best in the business and keep my customers for life. Real estate is all I have ever done as an appraiser, Realtor, landlord, property manager, investor, or insurance broker. I obtained my real estate sales license my senior year in high school at the age of 18! I have wanted to be in real estate since I was a kid. I love this business!

The real estate market is cluttered with agent claims. "I give 110%", "We are the largest", "Customer service is #1" etc, etc. Show me an industry where customer service isn't a top priority. I want my customers to leave a transaction as raving fans of mine! It goes without saying! The bottom line is Realtor performance  claims don’t mean anything if you can't reach your agent or your agent doesn't return calls. I guarantee I will return your calls as promptly as possible. Further, I return emails continuously throughout the day, even when I am on the road. I am a firm believer in technology and utilize the latest systems to ensure you are notified as promptly as possible of new market listings or market changes. I realize buying or selling a home is likely the largest financial transaction you will make. I have a sense of urgency and understand the importance of each transaction. My promise to you is to negotiate and handle each transaction on your behalf as if it were my own. I have instilled this sense of urgency and integrity in each of my agents. It has been said that roughly 70% of consumers work with the first agent they meet. The Capital Region adds literally dozens of new real estate agents every month! Don’t let a new agent’s lack of knowledge cost you! Experience counts!

One more comment on choosing an agent. The number one question you need to ask your agent in my opinion is how much real estate do you own? Not, "how much have you sold?"! If your agent is not an active participant in the real estate market you need to move on! How can someone that is not in the market give you advice on buying or selling a home? Over the last several years I have owned townhouses, single family investment homes, and multi family rentals. I have renovated and flipped homes and been a landlord. I have dealt with city agencies, cancelled insurance, code violations, crooked contractors, poor property managers, and bad tenants! I have bought from HUD, banks, and private owners. I regularly attend courthouse auctions and track foreclosures. My investments have produced gains well into six figures in the past 3 years alone. I did it for myself and I can show you how to do it! Let my experience help you avoid the common pitfalls. You can buy a plasma TV, new SUV, or boat like half the country spends its money on. Sit back enjoy them and watch them drop in value year after year. You can also make the decision to improve your financial situation by adding an asset like real estate to your portfolio that actually creates wealth, income, and has positive tax treatment. I look forward to hearing from you!

Our Mission
To create the most productive and influential real estate team in the Capital Region by focusing on teamwork, leadership, and personal growth to achieve our goals. We will provide world class service, in return will create raving clients. We will create an image that is known throughout our community for service, results, and innovation. Our dedication to our mission will put us in a position that allows us to give back to our team and our community.

Kevin's Challenge

If you can find another Capital Region full broker (besides myself), with an MBA and 19 years of full time  experience, that is a full certified general appraiser, and is willing to work with you one on one in the purchase or sale of a home, I will buy you dinner at the Capital Region restaurant of your choice!
