Kevin Clancy is the founder and broker of record of Clancy Real Estate, Inc. He is a New York State licensed real estate broker and general certified appraiser. Kevin is a HUD approved broker and started his career specializing in the sale of HUD homes. Kevin's appraisal experience ranges from vacant land and single family homes to multi-tenant office buildings and retail centers. A graduate of Siena College with a degree in marketing, Kevin obtained an MBA from the University at Albany. A portion of this degree requirement included an in-depth research paper on residential real estate in the Capital Region. During his career Kevin spent several years evaluating residential and commercial real estate throughout the northeast. This includes more then an estimated 10,000 residential homes in the Capital District. This is more homes than a typical Realtor will evaluate in an entire career! Real estate seems to have become the catch all career for people that wash out or burnout from other industries. This may be one reason why Realtors rank as one of the least admired groups of "professionals". Ask a high school or college kid what they want to do when they graduate. I have never heard someone say “ I want to be a Realtor”. Most end up in real estate thinking it is a quick way to make a buck after trying other careers. According to a recent National association of Realtors report the facts are ugly. Only 4% of Realtors chose real estate as their first career. Of all Realtors only 38% hold a broker or broker associate license, and just 3% are certified appraisers. A typical agent will sell just 7 homes a year for a total volume under $2,000,000.
